Is it possible to qualify for a small home loan when my only income is student loans and grants? W/a co-signer?

I’ve found a foreclosure home that my partner and I would love to buy. We could probably get it for about $45,000 or possibly even a little less. Together our yearly income is about $13,000. We’re making it right now in a rental paying $550/mo. rent, two car payments, insurance, and paying all utilities. Can someone give me some advice please? Thanks!

    No, qualifying for a home loan is very difficult right now. Even those with full time jobs are having a hard time. If you don’t have a solid and stable form of employment you won’t qualify for a mortgage.
    Do you have the down payment and closing costs saved already? In the tune of about 4,000 dollars? That is what you need first and foremost before you even begin looking.
