Mortgage Lead Creation. Ideas on How to approach lead Generation?

To Clarify: I’m New (newly returning from the 2001 mortgage boom where all i had to do was ANSWER the phone) So, I have experience in the business. I’m coming back into the Mortgage business at a time where everyone has LEFT… but I think its a great time to dive back in. I’d like to do it RIGHT, this time. I’m looking SPECIFICALLY for additional ideas and/or tactics on how to create OR generate Additional LEADS to cold call or contact daily to SUPPLEMENT what I’m already doing. I dont mind paying for quality leads or marketing, But I have found or am OF the OPINION that the Online Mortgage Lead vendors are double dipping OR at Least are No longer effective.
